Selling in Fort Lauderdale

How Broward agents see your listingMiami MLS (RWorld) and BeachesMLS share listing data across South Florida

Most Broward agents work in either the Miami MLS, known to members by its RWorld platform, or BeachesMLS. The two share listing data, so a listing entered in one is searchable by agents in the other. We list Fort Lauderdale homes in the Miami MLS and add MyStateMLS for statewide reach, so that's 2 MLSs on every listing, plus Zillow, Realtor.com, Redfin, and 100+ other sites.

The Fort Lauderdale market right nowHouses are moving; condos need sharp pricing

In July 2026, the median Broward single-family sale price was $650,000, up about 5% from a year earlier, with about 4.3 months of supply, a seller's market. Condos and townhomes told a different story: a median around $255,000, about 10 months of supply (a buyer's market), and roughly 86 days from listing to contract versus 34 for houses.

If you're selling a condo, price it against current sales in your building, not last year's. More time on the market is normal right now, which is why Go-Go's unlimited listing time matters: we set it to 24 months and renew on request, as much as you want.

Selling a Fort Lauderdale condoMilestone inspection, reserve study, and estoppel letter

Buyers and lenders now ask hard questions about older condo buildings. Before you list, ask your association for the building's milestone inspection status, its structural integrity reserve study (SIRS), the current budget and any special assessments, and the rules. Order your estoppel letter early, since it shows exactly what's owed to the association at closing.

More help: condo milestone inspections, estoppel letters, and the HOA disclosure summary.

Waterfront and canal homesSeawalls, docks, flood zones, and the flood disclosure

Fort Lauderdale calls itself the "Venice of America" for its roughly 165 miles of waterways. If your home is on a canal or the Intracoastal, buyers will ask about the seawall's condition and age, dock and lift permits, the flood zone, and your elevation certificate. Gather what you have before you list.

Flood disclosure: Since October 1, 2025, Florida law (s. 689.302, Fla. Stat.) requires the seller of a home to give the buyer a written flood disclosure at or before the time the contract is signed. It asks whether you know of flooding that damaged the property while you owned it, whether you filed a flood insurance claim (including NFIP), and whether you received flood-damage assistance such as FEMA aid. With our $79 and $299 packages you complete it yourself; with A-Go-Go we walk you through it.

Buyer's agent pay: Since August 2024, MLSs no longer show offers of compensation to buyer's agents, and buyers sign written agreements with their own agents.
