Flood disclosure for Tampa Bay sellersRequired at or before contract since October 1, 2025

Flood disclosure: Since October 1, 2025, Florida law (s. 689.302, Fla. Stat.) requires the seller of a home to give the buyer a written flood disclosure at or before the time the contract is signed. It asks whether you know of flooding that damaged the property while you owned it, whether you filed a flood insurance claim (including NFIP), and whether you received flood-damage assistance such as FEMA aid. With our $79 and $299 packages you complete it yourself; with A-Go-Go we walk you through it.

After Hurricanes Helene and Milton hit the region in 2024, Tampa Bay buyers ask about flooding early. Gather any insurance claim and FEMA paperwork before you list so your answers are quick and accurate.

Buyer's agent pay is separate in every case and negotiated with the buyer.

Doc stamps: Florida charges documentary stamp tax on the deed at $0.70 per $100 of the sale price (Miami-Dade single-family homes use $0.60). On a $425,000 sale that is $2,975. In most of Florida the seller customarily pays it, but it is negotiable in the contract.

Buyer's agent pay in TampaOffers of buyer's agent pay are no longer shown on the MLS

Buyer's agent pay: Since August 2024, MLSs no longer show offers of compensation to buyer's agents, and buyers sign written agreements with their own agents. You are not required to pay the buyer's agent, but many buyers will ask you to as part of their offer. Decide your answer before offers arrive. It is separate from every Listagogo package.
